Bear Hill Estates is a 1970s neighborhood in East Billerica on Bear Hill Road, which leaves Boston Road, with Beaver Place and Otter Circle. The Unified Land Development Corporation had the definitive plan drawn on August 10, 1970; the planning board approved it with conditions on October 27, 1970, and it was recorded in January 1971 in two sheets (Plan Book 111, Plan 157). Emmons, Fleming & Bienvenu revised the lots nearest Boston Road in September 1972 (Plan Book 115, Plan 82), keeping lots of about 25,000 square feet between land of the McQuaid and Farmer families. In May 1977 James B. Monahan re-divided lots 14, 15 and 16 for William J. Cotter (Plan Book 124, Plan 70), and those lots front on Otter Circle. Most of the houses were built between 1971 and 1973.
